The services we provide are simple. Once you list a property for sale you can send us the list price and address and we will analyze the Real Estate Tax Assessment. The List Price should be higher or equal to the Town / County assessed value and the City/ Village Assessed Value. If the variances are less than 10% we feel it is reasonable. Anything more than that we would like to prepare an application for assessment review.

Why have a house sell for less than its real value only because the assesments are " OUT OF WHACK"

We provide a service for all to be satisfied. The seller eventually gets a Fair Market Sale Price. The Broker and Agents get their true commission and the Buyer gets a mortgage which should not change much over the years due to Real Estate Taxes. new York State is trying to to help by instituting a Property Tax Cap of 2%.
